What is Landlord Insurance?

Landlord Insurance is a type of home insurance that property owners (i.e. landlords) might get to help protect their rental property in case of loss, damage or other unforeseen (and potentially costly) issues.

If you own an investment property that you rent out, our Landlord Insurance policy can cover things like loss of rental income during repairs, furniture and furnishings that are left for your tenant to use, and loss or damage caused by fire, flood, storm, theft, vandalism, leaks and more. 

What does Landlord Insurance cover?

    If your rental property is damaged by a covered event, we pay to demolish and remove debris, including damaged contents7

  • Broken glass
    We cover accidentally broken glass and ceramic in some furniture or fixtures

  • Impact damage
    We pay for damage caused by impact from things like vehicles and trees6

  • Lightning
    We cover damage and power surges caused by lightning

  • Loss of rent during repairs
    If your building or contents are covered and your rental property is unliveable after a covered event, we pay up to 12 months of lost rent1

  • Furniture & furnishings
    We cover loss or damage to furniture, furnishings and carpet in your property4

  • Motor burnout
    We cover electric motor burnout in fixtures like air conditioners and pool pumps, including parts and labour8

  • Renovation building materials
    If your building’s covered, we pay up to $1,000 for damage from covered events to renovation materials at your rental property

Not included

  • Short-term rentals
    We don’t cover your property if the rental period is less than 90 days.

     

  • Damage caused by vermin
    We don’t cover damage caused by things like rats, termites and possums.

What's considered a rental property?

A rental property is any enclosed building at your premises that has walls, a roof and can be locked up.

Your rental property also includes home improvements such as garages, carports, in ground pools, or fixtures that are permanently attached to your home. For example, light fixtures, built in wardrobes and kitchen cupboards.

If your rental property is a flat or unit, it also includes lockable storage that's reserved for you inside the complex.

Am I covered if my tenant damages my property or contents?

Yes, you’re covered if your tenant or their guest vandalises your property or intentionally causes loss or damage.

You and your tenant must have a valid rental agreement. Your policy doesn't cover damage resulting from wear and tear. For more information, please refer to the Product Disclosure Statement.

Can I choose my own repairer for my home repairs?

Yes, you can choose who repairs your home.

If you decide to use one of our Partner Repairers, and we authorise the work, we give a lifetime guarantee on the workmanship of the repairs. We can also assist in managing the repairer throughout the repair on timeframes and quality.

We'll only pay you the fair and reasonable amount that the repairs should cost.

Is Building Insurance and Landlord Insurance the same?

Home Buildings Insurance (also known as building insurance) is different to Landlord Insurance. Home Buildings Insurance is for people who want to insure the property that they own and live in (also known as an owner-occupied home).

Landlord Insurance is for people who want to insure a residential property that they own and rent out to tenants.

Is Landlord Insurance compulsory?

It’s up to you as the owner and landlord to decide whether you want Landlord Insurance for your rental property.

Things you should know

  1. We’ll cover either the weekly rent listed on your Certificate of Insurance, or the weekly rent in your rental agreement, whichever is less. A valid rental agreement is required.

  2. If theft or vandalism by tenant, we will deduct from your claim four times the weekly rent amount shown on your rental agreement, in addition to the standard excess. A valid rental agreement is required. No excess is payable for a claim made only under the ‘Replacement of keys and locks’ additional benefit.

  3. We don’t cover actions of the sea, such as tides and waves. Check the PDS for a full list of exclusions. For insured properties in NSW, ACT or Tasmania, if we give you the option to remove cover from your Building Insurance or Contents Insurance for flood, rainwater run-off and storm surge and you choose to do so, you won’t be covered for loss or damage to your rental property (under Building insurance) or contents (under Contents insurance) caused by flood, rainwater run-off or storm surge.

  4. Under a Landlord ‘Contents’ policy, your furniture and furnishings are covered up to the contents insured amount. Under ‘Buildings’ policy, if your property isn’t under a strata or similar scheme your furniture and furnishings are covered to up to 10% of the buildings insured amount.

  5. We don’t cover damage caused by water leaking or escaping from a shower recess or shower base. We don’t cover loss from erosion or other earth movements. We don’t cover the costs to repair or replace the item that the liquid leaked or escaped from.

  6. We don’t cover loss or damage caused by tree cutting, lopping or felling. Unless it was performed by a professional.

  7. We pay up to 10% of the Building sum insured (if you have Building Insurance), and up to 10% of the General Contents sum insured (if you have Contents Insurance) for this additional benefit.

  8. We cover motors for up to 15 years after they were made, provided they are not covered by a warranty or used in your business.

  9. We cover your legal liability for death or bodily injury to someone else or loss or damage to someone else’s property.

  10. See the full details of the online discount. Any applicable discounts may be subject to minimum premiums. Discounts only apply until a minimum premium is reached. When we determine your premium on renewal, we may also limit any increases or decreases in your premium by considering factors such as your previous year's premium amount.

  11. We will deduct from your claim four times the weekly rental amount in addition to any excess that applies. We will not cover loss or damage if we have paid a claim in relation to the same tenant or rental agreement under the ‘Damage by occupant’ or ‘Theft by tenant’ listed events or under the ‘Rent default’ cover option, except in relation to the same incident. A valid rental agreement is required. You must report any theft or attempted theft to the police and provide us with an incident report number.

  12. Covered if the home is unliveable. We’ll cover either the weekly rent listed on your Certificate of Insurance, or the weekly rent in your rental agreement, whichever is less. A valid rental agreement is required. We will not cover your loss of rent if we have paid a claim in relation to the same tenant or rental agreement for rent default. If you have Building Insurance and Contents Insurance, we only pay this benefit once for each incident.
